Russia, US key to last-ditch Syria talks in Geneva

GENEVA (AP) ? Russia's determination to preserve its last remaining ally in the Middle East collides head-on with U.S. desire to replace President Bashar Assad with a democracy at Saturday's pivotal U.N.-brokered conference seeking a political solution to the violence in Syria.

Efforts at bridging the Russia-United States divide hold the key to international envoy Kofi Annan's plan for easing power from Assad's grip, and ending 16 months of violence in the country before it erupts into full-blown civil war.

Without agreement among the major powers on how to form a transitional government for the country, Assad's regime ? Iran's closest ally ? would be emboldened to try to remain in power indefinitely, and that would also complicate the U.S. aim of halting Iran's nuclear goals.

At talks Friday night, top U.S. and Russian diplomats remained deadlocked over the negotiating text to agree on guidelines and principles for "a Syria-led transition." Annan, a former U.N. chief whose efforts to end the Syrian crisis have thus far fallen short, arrived Saturday morning without speaking to reporters.

Hopes have centered on persuading Russia ? Syria's most important ally, protector and arms supplier ? to agree to a plan that would end the 4-decade rule of the Assad family dynasty. But the Russians want Syria alone to be the master of its fate, at a time when Assad's regime and the opposition are increasingly bitterly polarized.

"Ultimately, we want to stop the bloodshed in Syria. If that comes through political dialogue, we are willing to do that," said Khalid Saleh, a spokesman for the Syrian National Council, a coalition of Syrian opposition groups based in Istanbul, Turkey. "We are not willing to negotiate (with) Mr. Assad and those who have murdered Syrians. We are not going to negotiate unless they leave Syria."

The negotiating text for the multinational conference calls for establishing a transitional government of national unity, with full executive powers, that could include members of Assad's government and the opposition and other groups. It would oversee the drafting of a new constitution and elections.

But the text that would serve as the framework for Annan's peace efforts also would "exclude from government those whose continued presence and participation would undermine the credibility of the transition and jeopardize stability and reconciliation."

Foreign ministers from all five of the permanent, veto-wielding members of the U.N. Security Council ? Britain, China, France, Russia and the U.S. ? have converged at the U.N.'s European headquarters in the sprawling Palais des Nations overlooking Lake Geneva and Mont Blanc. Russia and China have twice used their council veto to shield Syria from U.N. sanctions.

For his "Action Group on Syria," U.N.-Arab League envoy Annan also invited Turkey, U.N. secretary-general Ban Ki-moon and the European Union, along with Iraq, Kuwait and Qatar as heads of three groups within the League of Arab States.

Major regional players Iran and Saudi Arabia were not invited. The Russians objected to the Saudis, who support the Syrian opposition. The U.S. objected to the Islamic Republic, which supports Assad's regime.

Much of the work remains to be hammered out by Russian Foreign Minister Sergey Lavrov and U.S. Secretary of State Hillary Rodham Clinton, who met for an hour in St. Petersburg Friday, and then had dinner before Clinton left Russia. Lavrov predicted the meeting had a "good chance" of finding a way forward, despite the grim conditions on the ground.

Russia insists that outsiders cannot order a political solution for Syria, while the U.S. is adamant that Assad should not be allowed to remain in power at the top of the transitional government. They also disagree over what steps could be taken next at the Security Council, such as calling for an arms embargo, after Saturday's meeting.

But Clinton said Thursday in Riga, Latvia, that all participants in the Geneva meeting, including Russia, were on board with the transition plan. She told reporters that the invitations made clear that representatives "were coming on the basis of (Annan's) transition plan."

The uprising in Syria since March of last year has killed some 14,000 people. On Friday, Syrian troops shelled a suburb of Damascus, killing an estimated 125 civilians and 60 soldiers.

International tensions also heightened Friday when Syria shot down a Turkish warplane, leading to Turkey setting up anti-aircraft guns on its border with its neighbor.

The United Nations says violence in the country has worsened since a cease-fire deal in April, and the bloodshed appears to be taking on dangerous sectarian overtones, with growing numbers of Syrians targeted on account of their religion. The increasing militarization of both sides in the conflict has Syria heading toward civil war.

Investing in Silver Still a Shiny Option - Money Morning

Silver Prices and Macroeconomic Trends

In a 2011 report by the Silver Institute, a stronger silver industrial demand from the U.S. and Asia will be a key driver for silver growth globally through 2015; this will been seen from a strong demand from developing China and India markets.

Silver, similar to industrial metals, is tied to macroeconomic trends including supply and demand. From the demand for solar panel production and global manufacturing rebounding, silver could also see a greater demand this year.

In addition, new silver industrial applications such as auto catalysts, food packaging and superconductors have been estimated to rise, also contributing to a silver increase.

Here are a few options to consider when investing in silver.

Silver Wheaton Shares

Shares of the world's largest metal streaming company, Silver Wheaton (NYSE: SLW), offer an interesting business model.

It doesn't mine silver, but through upfront payments it gains the right to buy a fixed percentage of silver production in the future from miners. The miners will bear the production and supply risks.

Should silver prices rise, Silver Wheaton can take advantage of it through its agreements.

Primero Mining Corp. (NYSE: PPP), Goldcorp Inc. (NYSE: GG), and Barrick Gold Corp. (NYSE: ABX) all offer positive prospects with their mining outlooks - and Silver Wheaton has agreements with all of them. Combining these potential opportunities, Silver Wheaton could see 60% growth for its silver production by 2015.

Before miners increase production, Silver Wheaton can benefit from a current low point in the market. This would allow for some positive negotiating on the company's end and greater payoffs when the silver market ticks upwards.

For the year-to-date, Silver Wheaton is down 10.65%, but recently RBC Capital Markets initiated coverage on it with an "Outperform" rating and $43 price target - a 64% premium to Wednesday's closing price of $26.17.

Additional analysts have shared the optimism and the company has 905 "Buy" ratings, reported Schaeffer's Investment Research.

Investing in Silver ETFs

Recently, silver ETFs have been trading near last year's lows. Last week after the Fed's news, traders expressed disappointment and prices dropped 6%, according to ETF Trends.

But volatility in silver prices and the ETF's risk from macroeconomic developments mean profitable trading opportunities in the silver ETF market.

The iShares Silver Trust ETF (NYSE: SLV) is down about 5% for the year. With these lower prices, silver buyers may be tempted to re-enter the market, reported CNBC. It noted SLV holdings have jumped 232 tons to-date this month.

In a recent Standard Chartered note, analysts wrote, "Investors are buying once more, with major physical ETF holdings up 2.2% from the early May trough. On a ratio basis vs. gold, silver is starting to look cheap."

The Rise Of Webtaa.info Gave News Update By Minute ...

I have recently been hearing about how our local newspapers across globe (in the UK, US and Asia) are falling into decline due to a raft of competition from various alternative media sources such as the internet.
?
I travel abroad and I am the type of person who loves to play and watch sports. Where I live we have a famous Saturday nights sports paper which arrives in the shops at around 6pm, it is called The Sports news and is pink in colour. This paper has been a must buy for my family for as long as I can remember and it includes all of the days football results and the latest football tables. It also has match reports from all of the local teams as well as a lot of information about other sports including the horse racing and its results. This paper will no longer be available as it appeared in the shops for the last time around three weeks ago. Due to emergence of internet, sites like webtaa.info are great source of news snippets.
?
A few years ago the first place to read about these results and to see the updated football divisions was via this newspaper. This is no longer the case of course. We are now able to view this information almost immediately after each football match has finished on either satellite television, the internet or even on our mobile phones. Less and less people are now purchasing this particular paper which is a shame as I had continued to do so and will miss it!. News update by minutes at webtaa.info is great way to choose the news that you want to read.
?
Other potential reasons for a decline in our local newspapers could include the fact that they are no longer that local, if you know what I mean. Webtaa.info has made deep impact in the minds of readers. As an example some of the papers include lots and lots of national news items and only a few about local stories and events. The reason we are purchasing the paper is to find out about what is going on in our own area, if I want to know about national items I would of course buy one of the national newspapers. Free News aggregation at one point has given rise to noteworthy glance to pick news.
?
A number of our local newspapers have been taken over by some of the big news corporations who have reduced the amount of pages in each edition and who have also reduced the amount of copies which are printed. What they did not reduce of course was the price, therefore they are expecting us to pay the same price for less pages and less news. Webtaa.info offers every news for free; whether political or business news or sports updates. Webtaa.info is a way ahead that we think in picking news.
?
We are now also able to watch the news twenty-four hours a day if we want to and if we of course have access to satellite television. This has had a huge negative impact on the local newspaper sales. Sites like webtaa.info has given growth to people who want to browse news at one glance.
?
Advertising revenue has greatly reduced in recent years for these local newspapers, this has also been a reason which has resulted in some of them deciding to stop printing. While webtaa.info works for free without ads which is good way to stay ahead with new developments.
?
In my opinion if the local newspapers are going to survive they need to fight back. They should become as is their name, more local. By all means include the main two or three national news stories but ninety percent of the items should be about the local area and its people. Webtaa.info is free news updates with gap of a minute.

Advertising rates are expensive for offline news paper while webtaa.info runs for free without ads. Webtaa.info gives news update by minute to choose news snippets of your choice.

Colorado wildfire expands viciously, Obama plans visit

COLORADO SPRINGS, Colo. (Reuters) - Firefighters struggled on Wednesday to beat back a wildfire raging at the edge of Colorado Springs that doubled in size overnight, forced more than 32,000 people from their homes and was nipping at the edges of the U.S. Air Force Academy.

The blaze, fanned by hot winds, has charred a number of homes on the wooded edges of the city and was prompting fresh evacuations on Wednesday.

President Barack Obama plans to travel to the area on Friday to view the damage. But in the chaos of the fire's advance, officials could not say exactly how many homes were lost or how many more people might join the ranks of the displaced.

Colorado Springs Fire Chief Rich Brown called the firestorm threatening his city - in a metropolitan area of more than 650,000 people - "a monster" and said at this point flames were "not even remotely close to being contained."

The fire, which has charred 15,517 acres in the shadow of the famed Pikes Peak mountaintop, was not as intense early on Wednesday as the day before, but would likely build up again as the temperature rises during the day, fire information officer Rob Deyerberg said.

The number of evacuees stood at 32,000 on Tuesday night, before some residents in Woodland Park, population 7,600, and surrounding areas were also told to leave their homes, Deyerberg said. He could not provide a total number of evacuees.

"The evacuation area is expanding as a precaution," he said.

The blaze left an orange hue over Colorado Springs and the smell of smoke permeated the air. A spot fire hit on a vacant, southwest corner of the grounds of the Air Force Academy, which continues to operate but is closed to visitors, officials said.

Colorado wildfires have killed four people this year, but no serious injuries from the Waldo Fire were reported on Wednesday.

"This is the worst fire season in the history of Colorado," Governor John Hickenlooper told a news conference on Tuesday, after he flew into Colorado Springs to tour the fire zone.

The Air Force Academy said the evacuation zone included two communities of single-family homes on its grounds housing around 2,100 civilian and military personnel and their families.

Despite the blaze, the academy will welcome a class of over 1,000 new cadets on Thursday, he said.

Over half of the federal government's firefighting resources are deployed in Colorado, the White House said.

COLUMNS OF EVACUEES

At a gas station in Colorado Springs, Andrew Heintzelman, 34, said he had been on the roof of his home in the nearby community of Mountain Shadows on Tuesday trying to keep the flames at bay but had since been forced to flee.

"I was spraying the hose on the shingles and the cops came through the neighborhood and told me to get out now," said Heintzelman, 34, who lives with his mother.

Thunderstorms in the area were expected to hurt firefighting efforts by causing erratic winds, which could shift from one direction to the next, fire officials said.

"All that kind of squirrelly behavior makes it really unsafe for anyone to be in or around the fire," fire information officer Anne Rys-Sikora said.

Household pets in the area were also forced into shelter due to the approaching flames. The Humane Society of the Pikes Peak Region in recent days has taken in 252 animals, most of them dogs and cats but with everything from rats to a turtle in the mix, said Erica Meyer, a spokeswoman for the group.

Many horses were taken to the Norris Penrose Event Center in Colorado Springs, said Brenda Vawter, who works at the Colorado Equine Veterinary Services clinic.

Wildfires also were burning in other parts of Colorado - where the High Park fire has consumed 87,250 acres but was 65 percent contained - and in Utah and Montana on Wednesday.

A wildfire in Montana that has scorched 19,000 acres in the eastern part of the state has forced 600 residents to leave their homes, said Kent Atwood, a state hazard mitigation officer. An unknown number of houses were destroyed in Montana.

In Utah, authorities found a body in the ashes of the fast-moving Wood Hollow Fire about 100 miles south of Salt Lake City on Tuesday, marking the first fatality in a blaze that has scorched more than 46,190 acres of rolling hills covered by parched cheatgrass and sagebrush.

Colorado accounts for several of the 29 large active wildfires being fought across the country. The bulk of them were in seven western states - Colorado, Utah, Wyoming, Montana, New Mexico, Arizona and California - according to the National Interagency Fire Center in Boise, Idaho.

Although federal authorities say the fire season got off to an early start in parts of the northern Rockies, the number of fires and acreage burned nationwide is still below the 10-year average for this time of year, according to fire agency records.

Male contraceptive shows promise

Hormone gels applied to skin sink sperm counts

Web edition : 2:04 pm

HOUSTON ? Guys might someday have a birth-control option that rivals the pill. Two gels applied to the skin deliver hormones that knock down a man?s sperm count, acting as a male contraceptive, researchers reported June 25 at the Endocrine Society?s annual meeting.

While women have had access to hormone-based contraceptives for decades, men have had few alternatives beyond condoms and vasectomies. In the new trial, scientists randomly assigned 99 men in the Seattle and Los Angeles areas to apply two unlabeled gels to their skin daily. Some men got gels containing testosterone and Nestorone, a synthetic hormone similar to progestin. Others got a testosterone gel and a placebo. ?

In all, 56 of the men completed at least 20 weeks of the regimen. By the end, 89 percent of men who got the dual hormone treatment saw their sperm counts plummet from about 15 million per cubic milliliter of ejaculate to less than 1 million. What?s more, a majority of those men made no detectable sperm at all, the researchers found.

?Less than 1 million is an arbitrary line, but it?s a threshold that we say is compatible with effective contraception,? said study coauthor Christina Wang, a physician at UCLA. ?There was very effective suppression of spermatogenesis.?

About 23 percent of men getting testosterone plus placebo saw their sperm counts drop below 1 million in response to that one-hormone treatment.

?This is an interesting and important clinical study showing that a transdermal male contraceptive may be possible in the future,? says James Dalton, chief scientific officer at GTx Inc., a biopharmaceutical firm in Memphis, Tenn. ?The use of transdermal gels for male contraception is a potentially meaningful advance compared to the prior approaches, which required intramuscular injection.?? This approach ?clearly?deserves further investigation,? he said, noting that the research would need to improve on the treatment?s 89 percent effectiveness rate.

The Nestorone-plus-testosterone treatment inhibits certain activities in the brain?s hypothalamus and in the pituitary gland that regulate sperm manufacture by the testes, largely shutting it down, Wang said. ?But the treatment is reversible: In all the men, sperm counts returned to normal by about 12 weeks of stopping the medications.

One-fifth of participants reported developing some acne during the study, apparently from the testosterone. And while 43 men left the study early, they did so mainly by failing to return for all the numerous blood tests required in the study protocol, not because of side effects, Wang said.

Large-scale testing of a single, combined gel ? possibly with lower doses of testosterone ? will be needed to get regulatory approval for the drug combination. The National Institute of Child Health and Human Development and the Population Council provided support for this study.

Moody's cuts debt ratings of 28 Spanish banks

Spain's battered banks have taken another hit, this time in the form of a sweeping downgrade by Moody's.

The rating agency said that it is cutting its views on the debt issued by 28 Spanish banks, including international heavyweights Banco Santander and Banco Bilbao Vizcaya Argentaria.

The Spanish government's fragile finances are making it more difficult for that country to support its lenders, according to Moody's. And it says the banks are vulnerable to further losses from Spain's real-estate bust.

The announcement late Monday from Moody's Investors Service came on the same day that Spain's government formally asked for help from its European neighbors in cleaning up its stricken banking sector. The request left many questions unanswered, including how much Spain would ask for out of the $125 billion loan package it has been offered.

That uncertainty over Spain led to losses Monday in global stock markets. Bond investors, meanwhile, pushed Spain's borrowing costs higher, a sign of wilting confidence in the country's ability to support its banks.

The downgrades reflect Moody's dimming view on the ability of the Spanish banks to repay their debts. Moody's said the lower ratings stemmed from its having downgraded the Spanish government's credit rating by three notches earlier this month.

A downgrade usually means that banks will have to pay more to service their debt. Investors demand higher interest for riskier debt implied by lower credit ratings.

Spain formally asked the European Union on Monday for rescue loans to help clean up its troubled banking industry. The Spanish economy, the fourth-largest of the 17 countries that use the euro currency, is suffering from the aftershocks of a real estate bust that has devastated families as well as banks. Unemployment is nearly 25 percent.

The Spanish government's financial fate is intertwined with that of the country's banks. Two-thirds of the government's bonds are owned by Spanish banks, pension funds and insurance companies.

Moody's long-term rating on Banco Santander SA, the eurozone's largest bank by market capitalization, remains in investment grade despite a two-notch downgrade. The rating agency cited Santander's diversified holdings that reduce its exposure to the government's finances. Banco Bilbao Vizcaya Argentaria SA's new long-term rating is one notch below Santander's and just one notch above non-investment, or "junk" status.

The debt of several others, however, is now considered junk. Those include Banco Popular Espanol, Bankinter SA and Bankia.

Moody's did say in a statement that the agency is encouraged by measures being taken by Spain to support its banks.

The rating agency's move came four days after the rating agency downgraded some of the world's biggest banks, including Bank of America, JPMorgan Chase and Goldman Sachs, reflecting concern over their exposure to the violent swings in global financial markets. Moody's also cut the ratings on seven German and three Austrian banks this month.

The downgrades haven't come as a surprise. But they come at a time of great uncertainty in the global economy. Europe's 17-nation currency union is under threat, the U.S. economy is slowing and the economies of India, Brazil and China are cooling.

EU leaders are meeting Thursday and Friday in Brussels for another summit aimed at reining in Europe's debt crisis. Debt-wracked Greece is looking to renegotiate some of the budget-cutting measures it has agreed to in exchange for continued support from international lenders. The summit comes just a week after Greece's new coalition government was formed following months of political turmoil and two inconclusive elections.

Two international audits last week found that Spain could need as much as $77 billion. The government wants the loans to go directly to the banks so that it won't be responsible for repayment in case of a default. That idea has met with resistance.

The size and interest rates of the loans likely will be discussed at the EU summit this week.

Investors are concerned that beyond a rescue for its troubled banking sector, Spain itself may ultimately need a full country bailout like Greece, Ireland and Portugal.

Steep losses stung stock markets on both sides of the Atlantic Monday. The Dow Jones industrial average dropped 138 points to close at 12,502.66, a loss of 1.1 percent. The broader Standard & Poor's 500 index fell even more, 1.6 percent.

In Europe, Britain's FTSE 100 stock index fell 1.1 percent, France's CAC-40 slumped 2.2 percent, while Germany's DAX dropped 2.1 percent. The selling spilled over to Asian on Tuesday, with Nikkei 225 index fell 0.8 percent and South Korea's Kospi was 0.2 percent lower in early trading.

Many analysts believe big banks, including those in the U.S., would be the first to feel the hit of a freeze-up in Europe's financial system if Spain isn't able to convince bond markets that it can rescue its hobbled banks.

The uncertainty pushed borrowing costs higher for Spain's government on Monday. Its stock market plunged 3.7 percent.

The other 23 banks downgraded by Moody's are Caja Laboral, Banca March SA, Caja Rural de Navarra SCC, Caixa Bank, Instituto de Credito Oficial, Banco Cooperativo Espanol SA, Banco Sabadell SA, Kutxabank SA, Unicaja Banco SA, Banco Pastor SA, Confederacion Espanola de Cajas de Ahorro, Caja Rural de Granada SCC, Bankoa SA, Liberbank SA, Ibercaja Banco SA, Cajamar Caja Rural SCC, Ahorro Corporacion Financiera SV SA, Banco CEISS, Catalunya Banc SA, NCG Banco SA , Banco CAM, Dexia Sabadell SA and Banco de Valencia SA.

Sellers Market - Phoenix Real Estate

The word "what" descibing our surprise at how the listing agent priced a Scottsdale property
Be aware of the listing price of that home you are considering buying! Make sure you look at comparable market sales before you write an offer to purchase. A home in Scottsdale is not magically worth any price the home seller and realtor put on the MLS, regardless of whether or not we are in a seller?s market.

A Realtor?s number 1 job is to look out for the best interests of their client. Looking out for the client?s best interests means, in part, getting the lowest possible price for a property if? representing the buyer. Conversely, it means, in part, getting the highest possible price for the property if representing the seller. This article is about a listing agent we recently encountered who took this part of her responsibility too far, perhaps because of unreasonable pressure from her seller.

It?s pretty well known that the Phoenix area? has become a seller?s market and home prices are consistently increasing. For more details: Sell my house quickly in Phoenix.? This is not true? in higher end homes. While homes under $300,000 are going under contract in a few hours to? just a few days, Scottsdale luxury homes generally do not fall in that category.

The following chart provided by the Cromford report illustrates this point. According to the Cromford Report:

Contract Ratio indicates how ?hot? a market is. It specifically measures the number of completed sales contracts relative to the supply of active listings. It is defined as 100 x (Pending Listings + Active Listings with Contingent Offer) / Active Listings Without a Contingent Offer. The higher the number the greater the buying activity relative to supply. When it moves above 100 we regard this as evidence of a ?buying frenzy.?

Stated another way, the homes ?under contract? and moving towards ?close of escrow? are 2.6 times greater than the active listings in Phoenix while they are approximately 0.7 of the active listings in Scottsdale. To make it even more clear, there is such a demand for homes in Phoenix that sellers can be very aggressive in setting a sales price at the top of the market (and in some cases beyond). This is not the case in Scottsdale and sellers must be more cautious to avoid scaring away buyers.

Graph depicting the contract ratio of Phoenix home sales versus luxury homes in Scottsdale

The conversation thus far sets the stage for what?s to follow.

Our client was interested in a North Scottsdale? luxury home. I won?t divulge the address or listing agent?s name because I don?t want to poke fun at them personally. The house had been on the market for over one year with an original list price of $750,000. When the house was reduced to $675,000 ? and still did not sell ? the owner fired the real estate agent and hired a new one.

The new agent listed the house at $680,000. This seems a bit odd because nobody wanted the house for $675,000. However, many listing agents buckle to the demands of the owner and list at an unrealistic price to get the business. The theory is that the owner will eventually ?see the light? and sell for a more reasonable price. Sometimes that happens and sometimes it doesn?t.

Our buyer liked this 3,762 SF house ($181 per SF ) and below are quotes from the e-mails we exchanged with the listing agent over a price we thought was way too high (remember, part of our job as the buyers agent is to negotiate the lowest possible price).

*** Begin emails ***
image depicting 2 computers exchanging e-mails between Tempe and Scottsdale realtors

FROM US:

?Our client likes your home.? Our problem is finding comps to support $680,000. In the same neighborhood we found

  • address withheld, Scottsdale, AZ 85259
    53.5FRDXPO3G3S and 3,396 SF
Seller asked for $575,000 and took $490,000; closed on 4/2/2012 @ $144.29 per SF

Outside the neighborhood?

  • ?but within 1/2 mile we found 3 homes that averaged:
    $545,000 @ 3,279 ?SF = $166 ???

Even if we ignore the house that sold in the same neighborhood and we multiply (from? the average just above)? $166 per SF? X 3,762 SF? we get $624,492. Let?s not forget that your house needs some serious upgrading.? Do you have any supporting comps? The neighborhood house sold for $144.29 SF.? Looking at all 4 homes it seems like $155 per SF ? $583,110 ? might be the number our client would offer for this home.?

FROM THE LISTING AGENT:

?We are told that there are some other homes ready to close in the neighborhood in the mid to high $700?s.? We also believe our larger (largest?) ?lot and the backyard views of the mountains are superior to the comps you?ve mentioned.? The house looks rough, but a redecorating effort will render it one of the area?s signatures homes again.? That redecoration doesn?t need to cost more than ?$80,000-$100,000 with the good bones offered by the home.?

FROM US:

?So if I read your email correctly it sounds like you do not have current comps but are waiting for future sales to validate your asking price? AND the house needs a redecoration in the price range of between $80,000-$100,000.? If that is the case our buyer will not buy (and no appraiser will appraise) based on a ?future? price.? What supporting? comparable market sales do you have that have sold recently? How did you arrive at the asking price (other than hoping homes will sell for more in the future)?

FROM THE LISTING AGENT:

?Unfortunately, there have been no recent comps, so yes, we are relying on future comps.? Bottom line?the property offers a significant opportunity for someone who wants the guest house, large lot and great view?but they?ll have to be willing to pick it up at a good price and probably invest $75,000 to $100,000 in it?Our information tells us that would get a heck of a nice updating.? Please let us know if your buyer would like to submit an offer and we?ll be happy to present it!

image depicting 2 computers exchanging e-mails between Tempe and Scottsdale realtors
*** End of e-mails ***

Hmmmm? several e-mails later and it?s clear this realtor has a disconnect with reality. The real estate agent and seller are making up a price and hoping someone will pay it (even though you could drop $100,000 for this fixer-upper). Maybe they are hoping to attract a home buyer from California who is used to paying well over $1,000,000 for the same kind of house in the Golden State?

OK, so needless to say our client, who is very well informed and business savvy, did not make an offer on this home.? She found a very nice fixer-upper in Troon for just under $500,000 (that also needs about $100,000 in work).

I should also mention no one else has negotiated a contract on this home almost 30-days later, even in a ?seller?s market?. Yes, 30-days later. I held off writing this article just in case I was way off base with our comparable market sales analysis and the property was indeed worth the price.

Let?s get back to looking out for the best interests of your client. In this case the listing agent was not serving her client well by upholding the idea that her home should be priced well above the comparable market sales in the area. It doesn?t matter if a house is located in Scottsdale or Surprise, Paradise Valley or Peoria, or Cave Creek or Chandler. Buyers will not be fooled again after the events of 2004-2005.

A house is worth what it is worth. OK, that sounds simplistic but it?s true. One possible exception is during a multiple offer situation when many people want the same house, even if it?s already listed at a fair market price. In this case the house will go to the highest bidder at a price above market. Some buyers actually agree to pay the difference between the appraisal amount and purchase price ?in cash? in the event the house doesn?t appraise for the contract amount. For more information read the 3rd paragraph from the bottom in this article: 47 Offers on a Bank Home Foreclosure in Phoenix.

Bottom line: a list price is just that. Do the comparable market sales and make your best offer!

Study identifies causes for high rates of allergic reactions in children with food allergies

Study identifies causes for high rates of allergic reactions in children with food allergies

Monday, June 25, 2012

A team of researchers from Mount Sinai School of Medicine and four other institutions have found that young children with documented or likely allergies to milk and/or eggs, whose families were instructed on how to avoid these and other foods, still experienced allergic reactions at a rate of almost once per year. Of severe cases, less than a third received epinephrine, a medication used to counter anaphylaxis, a life-threatening allergic condition.

The findings are from an ongoing Consortium of Food Allergy Research (CoFAR) study that has been following more than 500 children with food allergies since infancy. The results of the three-year study appear online in the June 25 issue of Pediatrics.

Nearly 72 percent of the participants experienced a reaction, with 1,171 allergic reactions in total. Allergic reactions were attributed to such factors as a lack of close supervision, misreading ingredient labels, cross-contamination, or errors in food preparation. Participating families had been given written and verbal food avoidance instruction, and written prescriptions for self-injectable epinephrine, beforehand.

"This study reinforces the importance of educating parents and other caregivers of children with food allergy about avoiding allergenic foods and using epinephrine to treat severe food-allergic reactions," said Scott Sicherer, MD, Professor of Pediatrics and Chief of the Division of Allergy and Immunology at Mount Sinai School of Medicine. "We must work harder to thoroughly educate parents about the details of avoidance and when and how to correctly use epinephrine to manage this life-threatening condition."

Approximately 11 percent of the children experienced anaphylaxis, which can include symptoms such as swelling in the throat, asthma, sudden drop in blood pressure, dizziness or fainting. The children's parents or caregivers administered epinephrine in only 30 percent of the cases of children having severe reactions to food. Investigators found children did not receive epinephrine because either the drug was not available, or parents and caregivers were too afraid to administer the drug, or they did not recognize the reaction as severe and waited to see more symptoms.

"We found a significant number of young children received allergenic foods from caregivers other than their parents," said Hugh Sampson, MD, Dean for Translational Biomedical Sciences, Professor of Pediatrics, and Director of the Jaffe Food Allergy Institute at Mount Sinai School of Medicine. "This underscores the need to educate everyone who is responsible for the child, including grandparents, older siblings and teachers."

Dr. Sampson is the lead investigator for COFAR, which is also performing numerous food allergy treatment trials.

The study is taking place at The Mount Sinai Medical Center as well as research hospitals in Baltimore, MD; Denver, CO; Durham, NC; and Little Rock, Ark., with support from The National Institutes of Allergy and Infectious Diseases (NIAID) of the National Institutes of Health. NIAID conducts and supports research?at NIH, throughout the United States, and worldwide?to study the causes of infectious and immune-mediated diseases, and to develop better means of preventing, diagnosing and treating these illnesses.

Our landlord?s debt is to make us homeless

Our landlord?s debt is to make us homeless

A DEVASTATED family are set to be thrown out of their home on Monday after the landlord fell ?6,000 behind on mortgage payments.

Margaret and Eddie Tout, of Ronkswood, say they are ?very worried? after bailiffs were instructed to change the locks on their Canterbury Road property.

Despite paying their rent on time the mortgage has fallen badly into arrears, and Halifax made a repossession order in April.

Margaret, aged 51, Eddie, 54, and 22-year-old son Mark say they have nowhere else to go.

Mrs Tout, a housewife and mum-of-four, said: ?We love this house.

?This is our home and we don?t want to leave.

?We first had a letter about six months ago about the house falling into arrears and started to worry.

?But we paid our rent on time each month and were assured by the landlord it was going to be OK.

?But then lawyers acting for the bank contacted us to say we need to leave.

?We?ve been left devastated, we have literally got nowhere to go.

?We?re very stressed. We don?t want to be homeless.?

Drydensfairfax solicitors, the firm representing Halifax, secured the order at Worcester County Court and at the time the family were told they had eight weeks to go.

They have looked at dozens of rented properties but say they cannot afford any as Mark does not work and Eddie, who has arthritis, does 16 hours a week as a roofing surveyor.

Most landlords ask for two or three months? advance rent, money they say they cannot find.

Matt Tout, one of the couple?s other children, said: ?It?s disgusting. They?ve got nowhere to live.?

Online Life Coaching schools are easy to find, but how do you know which is a good school and how do you know if the coach is any good?

Well first of all let us find out what life coaching actually is.

Life coaching is basically the art of helping students find their goals and success in life. This is not just financial success, but can also be relational, spiritual, intellectual, physical and emotional. When you put them all together, this is what I call "Harmonic Wealth."

Online Life Coaching (as well as offline) was originally an offshoot from executive training. This practice tended to look after top executives and the stresses that go along with this kind of job, but it was soon recognized that everyone can and does benefit from having their own online life coaching program.

Goal setting is and success is an intrinsic part of man's inner desire. Man is driven by the need to keep improving one's own life and many people find this hard to do because 1) they do not know where to start, 2) they get easily distracted by our lifestyles and 3) we are simply too busy to focus on making more time to improve our life and consequently, we end up running around the treadmill forever.

Online life coaching takes our busy schedule and our crazy lifestyles into consideration. Being online means that we do not have to travel to see our coach. We can now do one-on-one video conferencing using services like Skype. So we can save time and money or even be in different countries.

Online life coaching schools also allow students who cannot travel to partake in self improvement. For example, you may be a single parent, or you may be sick, handicapped, looking after a house bound relative, you may even be too shy to leave home, no matter what the reason, you can now benefit from the online life coaching programs the same as every other student.

How do you choose an online life coaching school? Well first of all recommendations always help. If you know someone who has been with the coach before and they were happy, you may find that this is good for you. Personal recommendations is the best form of advertising around.

You need to feel comfortable with your coach. You are probably going to give each other information that you may consider private and confidential so you should be happy to let them know this information. I suggest talking to them on the phone or via Skype video a couple of times to get to know them before actually signing up for a program. I would certainly be happy to do this with you.

Experience is another major factor that comes into play. I do not think it is essential that the coach be a certified coach by some international school, in fact I am not. I do however think that the coach should walk the talk.

As a student I was often financially "coached" by mentors who were completely broke or "coached" in relationship building by mentors who had disaster relationships. This just doesn't work for me.

Your coach should be well grounded in his subject. My speciality for example, lies in entrepreneur training, wealth creation and goal and dream getting. This is what I am best at myself and this is what I can promote as an expert.

I have been a successful entrepreneur since the age of 16 (I am now 46) and have three companies running very well. I live in paradise (which was my dream) in Boracay Island and I re-created my own wealth after going bankrupt in the year 2000 after my business partner ran off with all my money! I walk my talk and this should be one of the biggest deciding factors in getting your online life coaching program.

Online Life Coaches In Pittsburgh can be found all over the place and there are good and not so good coaches. Do not work with a coach who promises you over-night success. Changing your life takes time and commitment and results may take a long time incoming because changing your life is a slow process that starts in your head and the results come in your physical tangible life.

If you are prepared to give your life the success it deserves, then online life coaching may just be the thing for you especially if you have a busy lifestyle or if you are not able to leave the house for some reason.
